BOOKING TERMS & CONDITIONS
General
This is a legally binding contract between the property owner, Mr. D Jarvis, and the holidaymaker. The property owner is also referred to as “we” and “us”.
The holidaymaker is the person who completes the booking form and makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as “you”.
Bookings
A booking deposit is payable within 2 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.
The balance of the rental charge, along with the security deposit, is payable not less than 8 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.
Bookings made less than 8 weeks prior to the arrival date must be paid in full at the time of booking.
Security Deposit
A security deposit of €500 is due and payable at the time of booking. This deposit will be refunded to you within three working days of your departure, unless there is any major damage.
Any significant breakages must be paid for out of the security deposit and the cost of any missing items will also be deducted.
Duration of Rental
All bookings must start and finish on a Saturday, except during the Low Season when a booking can be made for three or more nights, and can start on any day.
The rental period will commence at 4:00 pm on the first day and terminate at 10:00 am on the last day unless otherwise agreed.
Number of Guests
The maximum number of people entitled to stay at this property and use its facilities is the original number indicated on the booking form. If it is found that more people than agreed to are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund.
Cancellation Policy
Cancellation of the booking by the holidaymaker must be made in writing, and sent by email to info@petitbrusson.com or by registered letter to:

The cancellation will be considered effective from the date and time it is received by us.
If you cancel your stay more than 8 weeks before it is due to start, then only the booking deposit will be forfeited. If you cancel less than 8 weeks prior to your stay, then the full balance remains due and is not refundable.
Refunds will be made on the actual amount already paid to us, less a €100,00 administration fee. Refunds will be processed within 48 hours from the time of cancellation and will be issued to the original form of payment used for booking. Please note the refund can take up to 10 working days to show up in your account.
In the highly unlikely event we need to cancel your booking, we will notify you in writing and promptly refund all payments made for your stay. Our liability for cancellation will be limited to actual monies received by us. No compensation or consequential losses shall be paid.
By making a booking, you acknowledge that you have read, understood, and agreed to abide by, the terms of this cancellation policy. You are strongly advised to take out comprehensive travel insurance, including cancellation cover. If you choose not to, then you accept full responsibility for any loss that you may incur due to your cancellation.
Arrival and Departure
Check-in is available from 4:00 pm on the day of arrival. If you anticipate arriving later than 9:00 pm, please let us know beforehand by text or email. Check-in is not available before 4:00 pm unless prior arrangements have been made.
We ask that you please vacate the property by 10:00 am on the day of departure to allow us enough time to clean and prepare it for the next guests.
Pet Policy
Up to a maximum of 2 pets are welcome, at a charge of €100,00 per pet per stay. We ask that you clean up after your pet inside and out and dispose of their waste in the appropriate bin.
Please do not let your pet sit or sleep inside on the furniture or bedding, unless you bring your own covers/throws for the sofas and beds.
Please ensure your pets are up-to-date on all their vaccinations, including rabies, and that they are treated with flea and tick repellent prior to your arrival.
We accept no responsibility for any illness or injury your pet may incur during your stay, and they remain your sole responsibility at all times. We do not offer a pet sitting service.
Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
The property owner reserves the right to refuse entry to anyone, who in the property owner’s opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
Liability
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker’s party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
Children must be supervised at all times.
In the event of any equipment breakdown the holidaymaker is asked to notify us immediately, and repairs will be completed as soon as possible. We will not be liable for any temporary stoppage to the supply of public services to the property (e.g, electricity, water, etc) nor in respect of any equipment or appliance failure.
Lost Property
We are happy to return items that have been left behind following departure. However, there will be a minimum charge of €20,00 to cover postage and handling.
Smoking
Smoking (including vaping) is strictly prohibited in all indoor areas at all times. If there is evidence of smoking, a charge will be levied to cover the costs of a professional cleaning to remove any odours from curtains, carpets, and bedding.
Smoking is permitted outdoors only around the pool and patio. Please make use of the ashtrays provided and dispose of any butts in the proper bins.
Smoking is not allowed in the forested areas as this can be a potential fire hazard.
Breakages
The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakage should be reported to the property owner prior to departure. The property owner retains the right to make an additional charge for damage and breakage; however, minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.
Complaints
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.
The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
